Title Search/Abstract
Our detailed title searches are completed for you promptly within 2 to 3 business days for refinances and 3 to 4 business days for purchase transactions. However, if requested we can have searches returned within 24 to 48 hours for all types of transactions from the date the order is received.
Closings and Settlement
We know that time is money and that many clients find it difficult to take time out of their busy schedule to sign papers or attend closings, therefore, we offer the right alternative for you! We can close any transaction at the client’s convenience and choice of location. We have experienced closers available 7 days a week, 24 hours a day, which enable us to conduct closings on very short notice.
Disbursement/Escrow Services
1st Choice Title Services will handle all of your client’s disbursement needs. Disbursements are conducted in accordance with Banking and Insurance guidelines. We immediately disburse the funds as instructed by the lender once the money is received into our trust account. Also, we will gladly hold escrow for your closing at NO additional fee.
Repairing Judgments and/or Liens on Title
Let us do all the detective work for you! We excel at communicating with the right individuals to bring resolve to any liens that may defect your title and ensure that at the time of closing all judgments and liens are satisfied.
Preparation of Documents
We prepare all of the documents required by the client, lender, and/or any 3rd party. Additionally, we will generate all the necessary documentation for your closing including, but not limited to, Affidavits, Satisfaction of Mortgages, Subordinations, and Endorsements.
